A multi-family housing development at 55th and Woodlawn has been, at the request of Derby's city council, modified to include more single family homes. Plans for an Andy's Frozen Custard and Burger King have been approved. The latter will feature a dual drive thru.

Despite protests from several residents of Salem Township, located southwest of Derby, planning commissioners supported a zone change that allows for construction of a water treatment facility. The property, sold to the city by a local farmer, is located at 95th and Hillside.

The Derby Planning Commission approved replats for Sterling East (+7 lots) and a multi-family site plan for Spring Ridge 4th Addition, both unanimously and without discussion. Three commissioners were absent. Next meeting: Sept. 18 with three items.

Derby Planning Commission heard strong flooding concerns over a zoning change at SW 55th & Woodlawn but approved it. They advanced major High Park upgrades, adding pickleball courts, splash pads, an artificial turf playground, new restrooms, and improved parking and sidewalks.

Commissioners suggested that a new Tractor Supply building not have corrugated metal awnings as it would be out of character with its surroundings. City staff believe that traffic will not be negatively impacted by a new Seven Brew Coffee located at Rock Road and Tall Tree.

The commission approved a zoning request for Hancock Acres (to be renamed Riverbend Acres), pending final plat. County concerns included drainage, flood risk, and lack of pedestrian access. There were no public comments. The meeting adjourned after 16 minutes.

The Derby Planning Commission discussed Spring Ridge 4th & Courtyards at Crosswater 2nd plats, which were both approved 9–0. Spring Ridge adds homes, duplexes & multifamily lots and Crosswater increases to 109 lots, relocates amenities from the flood zone and adds a lift station.

The Derby Planning Commission received a detailed presentation on the Kansas Open Meetings Act, records laws, and conflicts of interest. City Attorney Jacque Butler emphasized social media risks, ex parte disclosures, and fairness. The meeting ended with a safety briefing.
